The best areas on the Costa del Sol.
Over some 180 kilometres, the areas of the Costa del Sol are very different from one another: beach, golf, mountains, villages, city and countryside, all a few minutes apart. That variety is what makes this coast attractive, and it is also what makes it confusing.
Everyone knows that location comes first. On this coast there are plenty of locations that pass that test; what is missing is a guide to see which one fits the way you live. The portals show hundreds of listings spread along the whole coast, but nobody tells you what each area is like, and from a distance you have no way of getting to know them all.
This guide does not give you more listings. It gives you the judgement to decide where, which is exactly what no portal gives you. With the map you can explore from home the 116 areas we have already analysed, and get a good idea of what each one offers and what it lacks. And we keep working on it.

About the data in this guide
The points on the map (schools, beaches, supermarkets, golf…) combine public information from OpenStreetMap with data we have gathered and checked ourselves. Even so, a place may be missing or may have changed: if you notice something missing, let us know.
The counts and ratings for each area come from our own method, with defined criteria, applied to that data. They are a guide, not an exact science: the final word belongs to the viewing and the conversation with your adviser.
Three things worth knowing before you start
- Almost anything is possible… at a price. Most of the “you can’t” answers are really “yes, but it costs more”. Knowing what each preference costs in one area versus another is half the decision, and it stops you ruling out whole areas for the wrong reason.
- Moving fast and deciding well are not opposites. Supply is limited and what fits does not wait. The way to avoid rushing is not to view a hundred houses: it is to decide beforehand which areas are in and which are out, so you only view the twenty that matter. With that done you choose early, without wasting time or letting opportunities slip.
- The last part is decided on the street. What you think you want on paper changes when you drive the coast, see a terrace at eight in the evening or hear the noise on a street.
That is precisely why the groundwork saves viewings: with the areas already filtered, a few well-chosen trips are enough instead of weeks in the car seeing everything.
How we work with you: the best area is the one that fits your lifestyle
That is why we do not leave you alone in front of a search box or a developer’s brochure. There is a path, and a tool at each stage:
- Discover — our guides. Honest guides by area: what each one is good for and what it is not. The starting point to get your bearings.
- Understand — the interactive map. It does not just show where each area is: it lets you explore it from home. Free to use, without registering.
You almost always gain one thing at the cost of another, and we would rather you see what you gain and what you give up in each option, so you choose with your eyes open.
Three cases we see every week
- A lively beach and quiet. The best beaches are the busiest. You can have both with a more sheltered beach, or a few minutes from the water instead of on the front line.
- Everything on foot and space. Where the daily round can be done on foot there are flats and little garden; the large plots are where there are fewer services. It is the most common trade-off.
- “I don’t want a car”. Often what people hate is the daily commute. Here there is traffic at rush hour and in summer, but not that kind of jam. And a car opens up half the coast: areas further from the promenade and the night-time noise, and more square metres for the same money.
- Define — our questionnaire. Bedrooms and bathrooms are the easy part. What really decides is how you live: whether you barbecue every week, whether you want the daily round on foot. You can answer it on your own, though it works better with your adviser alongside: most people discover, once living here, that what they use most was not on their list.
- Manage — your logbook. The whole process in one place: the houses, your notes and your viewings.
- Decide — your adviser. With all of the above, they prepare what no tool does on its own: where you fit, which areas are out and why, and a short, honest list to decide from.
And then there is the tool your adviser works with
The map shows you what each area is like. This tool works the other way round: it starts from how you live and looks for the areas that fit.
It reads your answers to our questionnaire and works with them. It separates the must-haves from the nice-to-haves, and lets you explore scenarios with their respective trade-offs.

On a video call with your adviser you play with it live: change what you want within walking distance and you will see whether a car opens up half the coast or you do not need one. Drop a requirement and you will see the areas that open up. Each scenario comes with what you give up in it.
And what you decide goes back into your report, which is rebuilt with your decision inside it.
Your account: the whole search in one place
Registering is not filling in a form and waiting for calls. It is opening your logbook, which is where we genuinely walk with you:
- Save the houses you want to see, even the ones you find on other portals: you send us the link and we prepare the summary.
- Make notes before viewing, from the photos: “the kitchen looks small”, “ask about the heating”. Nothing gets forgotten.
- We take care of the rest: we call the agent, arrange the viewing and keep the diary.
- Make notes after viewing, to compare what you imagined with what you saw.
- Discard and bring back, whenever you like. It happens often: something that put you off at first stops mattering once you know the area better.
It is the kind of support you will not find in a search box, and it is yours the moment you register.

Frequently asked questions
Where should I buy on the Costa del Sol if I want the beach but also quiet?
They are two things that pull in opposite directions: the best beaches tend to be the busiest. You combine them by choosing a more sheltered area, or by accepting a few minutes from the water rather than the front line. The exact point depends on your budget and on how much each thing weighs; that is precisely what the questionnaire helps to sort out.
Is a central, walkable area better, or a quieter, more secluded one?
It depends on your day. Doing everything on foot — shopping, cafés, the doctor — points to an urban centre. Quiet, privacy and views tend to be outside the centre, with a car involved. There is no single answer: there is a balance, decided by knowing how you live.
Is it worth paying more to be ten minutes from the beach?
Being close to the beach carries a real premium. The honest question is how many days a year you will actually use it. If it is many, it pays for itself; if it is more the idea of the beach than its use, that money will probably do more elsewhere.
New build or resale?
New build usually means better finishes, but it means waiting and often buying off plan. Resale gives you an established location and immediate entry, sometimes with a renovation involved. Which suits you depends on your hurry and on what you are buying for: to live in now, or as an investment over a few years.
How long does it take to find a house here?
With the areas decided beforehand, many purchases close in a few weeks. Without that groundwork, months of scattered viewings are the norm. The difference is not in looking more, but in looking where it counts.

Coastal stretch of around 12 km between Guadalmina, in San Pedro de Alcántara, and the entrance to the town centre of Estepona. Created in the image of Marbella's Golden Mile, it combines front-line beach developments, golf courses — Los Flamingos, El Paraíso, Atalaya — and residential complexes of contemporary architecture. Low-density apartment resorts, duplex penthouses with private pool, detached villas and townhouses.
The square metre runs between €4,200 and €7,000, and exceeds €8,500 on the beachfront: 30% to 40% below Marbella's Golden Mile for equivalent new product, with wider beaches and five-star hotels (Kempinski, Ikos Andalusia). Structured by the A-7 and the N-340, 10 minutes from Puerto Banús and 45 from Málaga airport. In exchange, the A-7 splits the area in two, between the sea side and the mountain side; you depend on a car for almost every service and traffic becomes heavier in high season.
